There are a number of things you should research into before you buy a property:

  • What are the positive and negative features of the property?
  • What are the most recent comparable sales in the area and how do they compare to the property?
  • What is the property like at different times of the day and night? The agent may often choose an inspection time that literally presents the property in the best light. Return to the property at different times of the day to make sure it still appeals to you. If the property is near a school, for example, go during school hours as well as before and after school to check the noise and traffic levels.
  • Are there any problems or defects with the property? Engage a Building and Pest Inspector to provide a report on the property.
  • Could the property be adversely affected by proximity to busy roads, commercial or industrial zones, flight paths, power lines, telecommunications towers, electricity substations, housing commission properties, flood plains and other water courses, pubs, clubs and hotels?
  • Are there any proposed infrastructure changes which may impact upon the property in the future? Your solicitor or conveyancer will be able to find out whether the property is affected by a notice of proposed road widening or rail development, for example.
  • Is the property adversely affected by a notice of proposed development in the immediate vicinity? Check with local Council as to whether there are any active Development Application consents relating to any neighbouring property.
