In the first article in this special series, we looked at defining your property needs. Now it’s time to find the experts who can help make your search for a new home or investment property as seamless and stress-free as possible.
Like the lead conductor of a great orchestra, surrounding yourself with the best advisors can help you enjoy a harmonious buying process.
Look for people who are not only at the top of the game, but who also have great rapport and communication skills. It would be devastating to miss out on a property just because your solicitor took too long to review the contract, and another buyer pipped you to the post.
Sure, it may be tempting to save a buck and go with a second-rate service provider. But buying property is an investment and a complex process, and only the best advisors will do.
Know which experts you need
Whether you’re buying a new home or investment property, you’re likely to need these experts to guide you:
- Solicitor or conveyancer to review the Contract and carry out the conveyancing. If you use a solicitor, make sure they specialise in property law rather than family law or commercial law for example.
- Mortgage broker or banker to help you obtain finance.
- Building and pest inspector to carry out a building and pest inspection report.
- Strata records inspector to conduct the strata inspection (if you’re buying a strata property).
- Financial planner and/or accountant, if you need financial planning or investment advice.
It’s wise to have these contacts in place before you start your property search. If you find a property you like before assembling your support team, you could lose the property to another buyer – or rush and end up buying the wrong property.
Ask for recommendations
Seek out recommendations from friends, and check out reviews online. These can tell you if a property expert is easy to deal with and provides the level of service you expect.
However, you still need to do some sleuthing to ensure the recommended service provider is proficient at what they do. This is especially important if you choose a friend or family member as part of your advisory team.
As an example, we were once asked to buy an investment property for a client who wanted his friend – a family lawyer – to do the conveyancing. It soon became clear that the solicitor had very limited property experience. As a result, he gave such poor advice that his client almost missed out on a great investment property.
Ask a buyer’s agent
A good buyer’s agent will work with a team of people who they know and trust, and have dealt with for many years.
