What Does a Buyer’s Agent Do?

Table of Contents

So, you’re looking to purchase a home or investment property in Sydney? With the competitive property market here, it can feel like an overwhelming process. Where do you even start?

That’s where a buyer’s agent can help guide you through the process and take the stress out of purchasing property in Sydney. But what exactly does a buyer’s agent do? And how can they help you purchase the right property at the best price?

The Role of a Buyer’s Agent

A buyer’s agent, or buyer’s advocate, is a professional who represents and works for the buyer, not the seller or real estate agent. Their role is to help buyers find suitable properties, negotiate the best price and terms, and manage the buying process from start to finish.

Some of the key things a good buyer’s agent will do include:

  • Understanding your requirements – They’ll take the time to understand your budget, lifestyle needs, preferences and investment goals so they can find properties that suit your needs.
  • Researching the market – Using their market knowledge and access to sales data, they’ll research recent sales and market trends to identify properties that represent good value for money.
  • Identifying suitable properties – Based on your criteria, they’ll shortlist properties that meet your needs and arrange inspections. A good agent will also identify off-market opportunities you won’t find on your own.
  • Negotiating on your behalf – They’ll negotiate with real estate agents and sellers to get the best possible price and terms for the property you want. Their expert negotiation skills can save you thousands.
  • Managing the process – They’ll liaise with real estate agents, conveyancers/solicitors, pest and building inspectors, mortgage brokers and other professionals to ensure the buying process goes smoothly from start to finish.
  • Providing guidance – With their market knowledge, they can offer guidance on: Making a competitive offer; estimated property values; how to maximise your borrowing potential; and the pros and cons of different properties and locations.

So, in short, a buyer’s agent becomes your personal property consultant and advocate. They do all the hard work for you to take the stress out of buying property in Sydney’s complex market.

Why Use a Buyer’s Agent in Sydney?

Sydney has the largest and most competitive property markets in Australia. The sheer number of properties for sale, fluctuating market conditions, and high buyer demand in certain areas makes it a difficult landscape for buyers to navigate.

Using a professional buyer’s agent offers many benefits, including:

Access to Better Property Deals

A good buyer’s agent leverages their extensive market knowledge and industry contacts to find off-market properties that aren’t widely advertised. This gives their clients access to properties before they hit the open market.

They’ll also identify undervalued properties with potential. With access to historical sales data, they can estimate the true market value of properties more accurately than the average buyer.

Expert Negotiation to Save You Money

Skilled negotiators, buyers’ agents, know how to negotiate effectively with real estate agents and sellers. They have experience dealing with different negotiation tactics and have the right strategies to negotiate the best price and terms for your property purchase.

The savings a buyer’s agent can achieve through negotiation will often more than cover the cost of their fees. Most clients find using a buyer’s agent saves them thousands, despite the fee.

Guidance From a Trusted Property Expert

Navigating Sydney’s property market is complex. There are many factors at play like market conditions, prices, suitable locations, individual property values and competition.

An experienced buyer’s agent will guide you through the entire buying process from start to finish. They’ll use their insider knowledge to ensure you avoid overpaying by finding a suitable property that aligns with your needs.

Less Stress and Better Results

A buyer’s agent takes over all the hard work of liaising with real estate agents, coordinating inspections, negotiating offers, organising the conveyancing and more. This leaves you free to focus on other priorities.

With an expert managing the process for you, there’s much less stress. And a good buyer’s agent will assist you to secure the ideal property at a competitive price.

How Buyers’ Agents Work

If you’re considering using a buyer’s agent, here’s an overview of how we work with our clients:

Initial Consultation

The process starts with a free, no obligation consultation. This is an opportunity to discuss your property requirements and goals. We’ll also talk through our buying process, so you know what to expect.

There’s no cost for an initial chat, and no obligation to work with us. Our goal is simply to give some guidance on your property search.

Signing an Agreement

If you decide you’d like us to act as your buyer’s agent, we’ll prepare a Buyer’s Agency Agreement. This outlines the terms of our service, including fees and responsibilities.

Our fee structure is based on a success fee model – after a small upfront fee, we only get paid if we successfully purchase a property on your behalf.

Property Search

Once signed up, we’ll start researching suitable properties based on your criteria. We’ll leverage our market knowledge and tools to shortlist options that offer good value.

We’ll also keep an eye out for off-market opportunities that might suit you. And we can monitor and inspect new listings as they hit the market to stay on top of new options.

Inspections & Negotiations

We’ll arrange and attend inspections on shortlisted properties. We can also obtain sales histories and estimates of market value to inform negotiations.

When you find a property you wish to pursue, we’ll negotiate on your behalf with real estate agents and sellers. Our aim is to secure the property for the lowest possible price.

Due Diligence

Before exchanging contracts, we’ll organise the due diligence process for you such as organising professional pest and building inspections and strata reports (for strata property) in addition to the legal review of the Contract. We’ll also review contract terms to protect your interests.

If defects are identified, we can use these to negotiate further with the agent and seller on your behalf either by securing the property at a lower price or/and requesting the vendor to undertake rectification works before settlement.

Settlement Support

As you get closer to settlement, we’ll liaise with your solicitor/conveyancer and keep you updated on progress. We’ll also be available to answer any questions you have in the lead up to settlement day.

Just before settlement day, we will organise the pre-settlement inspection for you to ensure that the property is in the same condition as at the time of exchange and that all inclusions have been left at the property. If there are any issues, we will identify them with your solicitor and negotiate any resolution with the selling agent. We’ll be there to support you every step of the way.
